Blue like Telluride Mountains

Ilium Valley
Troutstream Parcel, Roanoke Placer

A 38 acre scenic parcel in Ilium Valley just a few miles south of Telluride. Site of the historic "Galloping Goose" narrow guage railroad trestle at the Ophir Loop. Bordered three sides by National Forest with stream frontage. Has a mix of aspens, fir and spruce. There are a number of possibilities for this unique parcel including hydro power. Galloping Goose trail runs through this parcel.

The Ilium Valley is an alpine wooded valley approximately 6 miles in length with a trout stream winding its way through the beautiful scenic corridor. There is a county road which runs the entire length of the valley. National Forest winds intermittently through the entire corridor.

This parcel was once a placer claim which is the reason it is privately owned today. It has a blend of mature tree coverage, has variable terrain and multiple building site options. The location is at the upstream head of the valley. State Highway 145 at the Ophir Loop runs around the parcel.

The Ophir Loop was a famous wooden train trestle built for the Galloping Goose narrow guage train which ran from Montrose, Colorado to Durango, Colorado and passed this parcel. The train ran until around 1949.

Remains of the trestle still exist on this parcel and are protected by the historical society in San Miguel County.

The stream which borders this beautiful parcel drops substantially in elevation and has some lovely waterfalls and rock formations with moss and alpine foliation along the banks. Because of the elevation change, it is a great hydropower site prospect. There are existing water rights that can be negotiated for. The narrow guage trail runs through the southerly portion of the property and is sometimes used by hikers and mountain bike enthusiasts.  The property is surrounded on three sides by National Forest. The owner is in the process of exchanging boundaries with the Forest Service to clean up forest service inholdings.  There was mining activity in the immediate area and a portion of this property was earmarked to be reclaimed by the previous mining company. Approximately 2 million was spent on the reclamation clean up and revegetation. The reclamation area is quite beautiful today and has been set aside as open space with the stipulation that no structures be constructed on the open meadow area of reclaimed property. There are abundant sign of elk and deer all over this parcel. Contact me to learn more about this unique parcel. (970) 728-3144.

"Commitment is what transforms a promise into reality. It is the words that speak boldly of your intentions and the actions which speak louder than the words. It is making the time when there is none. Coming through time after time after time, year after year after year. Commitment is the stuff character is made of; the power to change the face of things. It is the daily triumph of integrity over skepticism. Ed Andrews, the little things still matter. Thank You for who you are!"
